PLEASE TAKE NOTICE that on June 8, 2026 at 7:00 p.m., the Zoning Board of Adjustment of the Township of Howell will hold a public hearing on the application of AASTHW Property LLC. The public hearing will take place at the Municipal Building, Meeting Room, 4567 Route 9 North, 2nd Floor, Howell, NJ. The premises which are the subject of the application are known as 408 Fairfield Road, Howell, New Jersey. Said premises are also known as Block 168, Lots 18, 19.02, 19.04 and 19.08 in Howell Township, New Jersey.
The applicant is seeking Amended Preliminary and Final Site Plan and Use Variance approval to develop the property with a 202,049 s.f. building. The building was previously approved by the Planning Board but the proposed use has changed to a manufacturer of plastic bottles and containers, which is not a permitted use in the SED-1 zone and therefore, a use variance is required under NJSA 40:55D-70(d)(1). In addition, a variance is required for 73 parking spaces where 278 spaces are required.
The applicant also intends to request at the hearing such density, use and bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Municipal Building, 4567 Route 9 North, Howell, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
