ALL THAT FEE SIMPLE LOT OF GROUND, together with any buildings or improvements thereon located in Washington County, MD and more fully described in the aforesaid Deed of Trust.
All that lot or parcel of land, together with the improvements thereon (if any), and all the rights, ways, privileges and appurtenances thereunto belonging on in anywise appertaining, situate along the West side of Stottlemyer Road, approximately 870 feet Eastward from the Dual Highway in Election District No. 16, Washington County, Maryland, and being more particularly described as follows:
BEGINNING at an iron pin in the West margin of Stottlemyer Road, said point being at the Easternmost corner of the parcel of land by Marva Theaters, Inc., to Melwood Corporation by Deed dated August 18, 1960 and recorded in Liber 360, Folio 195 among the Land Records of Washington County, Maryland, and running thence along the West side of said Road with the existing fence line North 36 degrees 00 minutes East 941.1 feet to a post; thence leaving the Road and running back therefrom along the existing fences and with the 22nd line of the Deed from Clara E. Weagley and Husband to Emma K. Cosens and Clarence A. Cosens, her husband, dated March 3, 1944 and recorded in Liber 225, Folio 508 among the aforesaid Land Records North 46 degrees 33 minutes West 476.22 feet to a post; thence continuing with the lines of said Deed South 19 degrees 13 minutes West 185.42 feet to a post; thence North 81 degrees 40 minutes West 664.56 feet to a post; and South 35 degrees 30 minutes West 551.2 feet to an iron pin at the aforementioned Deed to Melwood Corporation; thence reversing the closing line of said Deed South 55 degrees 58 minutes East 1003.16 feet to the point of beginning; containing 18.85 acres of land, more or less; the street address of which is currently known and designated as 9212 Stottlemyer Road, Boonsboro, Maryland.
The improvements on this property are known as 9222 Stottlemyer Rd, Boonsboro, MD 21713.
BEING the same property conveyed to Jeanette Ann Easterday by deed from Todd Eugene Easterday and Michael Duane Easterday, dated November 29, 2023 and recorded on December 1, 2023 in Book 7364, Page 135, among the Land Records of Washington County, Maryland.

The property comprises approximately 18.85± acres of land, improved with multiple buildings and storage facilities, and is zoned RB E (Rural Business Existing).
The property will be sold subject to prior mortgages and judgments, the amounts to be announced at the time of sale, if made available to Substitute Trustee.
The property will be sold in an “AS IS” condition and subject to conditions, restrictions, existing buildings and/or environmental violations, agreements of record affecting the same, if any, and with no warranty either expressed or implied as to the description of, or the condition of, the property or improvements and any zoning or easement.
Terms of Sale: A deposit of $54,000 in the form of a cashier's check or certified check, at the time of sale will be required of all purchasers other than the holder of the Deed of Trust. Balance of the purchase price is to be paid in cash within ten (10) business days of the final ratification of sale by the Circuit Court for Washington County. If payment of the balance does not take place within ten (10) business days of the date of ratification of sale, then at the discretion of the Substitute Trustee either the deposit will be forfeited or the property will be resold at the risk and expense of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus proceeds or profits resulting from any resale of the property. Interest to be paid on unpaid purchase money at the rate pursuant to the Deed of Trust note from date of sale to the date funds are received in the office of the Substitute Trustee, in the event the property is purchased by someone other than the note holder. In the event the settlement is delayed for any reason, including, but not limited to, exceptions to the sale, bankruptcy filings by interested parties, court administration of the foreclosure or unknown title defects, and the property is purchased by someone other than the note holder, there shall be no abatement of interest caused by the delay. Taxes, water rent, ground rent, condominium fees, and/or homeowners association dues, if applicable, to be adjusted to the date of sale and assumed thereafter by the purchaser. All other public charges and assessments payable on an annual basis, including sanitary and/or metropolitan district charges to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. Cost of all documentary stamps and transfer taxes shall be borne by the purchaser. The purchaser shall cooperate fully with, and shall provide any information requested by, the Substitute Trustee and the noteholder for purposes of compliance with any relevant anti-terrorism or anti-money laundering laws.
If the Substitute Trustee is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit, the sale shall be void and of no effect, and the purchaser shall have no further claim against the Substitute Trustee. The purchaser at the foreclosure sale shall assume the risk of loss for the property immediately after the sale.
