ZONING BOARD OF APPEALS
The Wayland Zoning Board of Appeals will hold a public hearing on June 9, 2026, at 7:00 p.m. to consider the following new applications. Case #26-15 | 7:00 p.m.
Application of Judith Blanchard Kennedy for the property located at 4 Emerson Road (Parcel ID 46B-079 in the Single Residence R-20 District, Wayland, Massachusetts. The applicant seeks re-approval of a previously granted variance under former Case #24-37 for the proposed expansion of an existing attached garage. The variance was granted by the Board in 2024 and recorded with the Registry of Deeds on February 6, 2025. Due to a clerical error, the receipt form incorrectly identified the approval as a Special Permit rather than a Variance. As a result, the applicant proceeded under the understanding that the approval remained valid under Special Permit timelines, and the applicable variance extension deadline was inadvertently missed. The variance has therefore lapsed, and the applicant now seeks re-approval of the same project previously approved by the Board. All supporting materials remain unchanged except for updated application forms and a revised abutter list.

Application of Robert Haskins for the property located at 22 Stonebridge Road (Parcel ID 42B-015) in the Single Residence R-20 District, Wayland, Massachusetts. The applicant seeks a variance and/or other zoning relief for retroactive approval of an accessory structure (shed) located between the principal dwelling and the street. The structure was previously approved under a building permit issued by the Town, which was later determined by the Building Department to have been approved in error.

Application of Steve Garofalo by Colt Realty LLC for the property located at 8 Carpenter Road (Parcel ID 48-113) in the Single Residence R-20 District, Wayland, Massachusetts. The existing dwelling is a pre-existing nonconforming structure with respect to front yard setback requirements. The applicant seeks a Special Permit and/or other zoning relief to construct an addition along the existing nonconforming setback line, with no increase in the existing nonconformities. The proposed addition includes a porch and attached two-car garage on the first floor, and a master bedroom on the second floor.
Case #26-14 | 8:00 p.m.
Application of Subbiah Gopalraman for the property located at 3 Yeager Way (Parcel ID 39-042F) in the Single Residence R-60 District, Wayland. The applicant seeks a variance and/or other zoning relief to construct an 8-foot cedar privacy fence along the property line adjacent to the Veritas Christian Academy campus in order to mitigate impacts from adjacent campus improvements and to provide increased privacy and security for the residential property.
