NOTICE OF SALE UNDER POWER
STATE OF GEORGIA
COUNTY OF JEFFERSON.
Under and by virtue of the Power of Sale contained in Deed to Secure Debt given by Michael Karl Hohlwein and Kendra Sarena Hohlwein to First State Bank, dated May 4, 2023, as recorded in the Office of the Clerk of Superior Court of Jefferson County, Georgia, in Deed Book 634, at page 147, in the original principal amount of $24,282.00, which conveys the after-described property to secure a Promissory Note with interest at the rate specified therein there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Jefferson County, Georgia, within the legal hours of sale on the first Tuesday in July, 2026, to wit: July 7, 2026, the following described property:
All that tract parcel of land, together with all improvements located thereon, lying and being in the City of Stapleton, 1460th GMD, Jefferson County, Georgia, containing 2.20 acres, more or less, and being shown as a parcel labeled "2.20 Acres" on plat of survey made by Joe Dean Usry, Surveyor, dated April 7, 2000, and recorded in Deed Book 271, Page 436, Jefferson County Records. Said property fronts to the South on Sheppard Street a distance of 239.80 feet, more or less, and is bounded now or formerly as follows: On the West by property of Susan Lamb and Anthony Lamb, Trustees, and by property of Newsome Rental Properties, LLC; on the North by Lee Street; on the East by properly of Sydneye A. Youngner and William Brinson Smith; and on the South by Sheppard Street. Reference is made to said recorded plat for n fuller and mote particular description.

The above-described properly is a portion of that 4.95-acre tract that is described in Warranty Deed (For Life With Remainder To Survivor) from Susan W. Lamb to Jason Anthony Dixon and Jennifer L. Dixon, dated July 15, 2008, and recorded in Deed Book 443, Pages 366-367, Jefferson County Records.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
To the best knowledge and belief of the undersigned, the party (or parties) in possession of the subject property known as 169 E Sheppard Street, Stapleton, Jefferson County, GA 30823 is: Michael Karl Hohlwein and Kendra Sarena Hohlwein, owner or owners or tenant or tenants.
Said property will be sold subject to (a) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, and (c) all matters of record superior to the Deeds to Secure Debt first set out above, including, but not limited to, assessments, liens, encumbrances, zoning ordinances, easements, restrictions, covenants, etc.
