NOTICE OF DECISION
On May 18, 2026, the City of Rahway Zoning Board (the "Zoning Board") adopted a Resolution granting applicant, Integrity Holdings, LLC, (the "Applicant"), Minor Subdivision and d(2) Use Variance Approval with Bulk ("c") Variances for the property located at 293 William Street, Rahway, New Jersey, further identified as Block 308, Lot 4 on the Tax Maps of the City of Rahway (the "Property"). The Property is in the R-2 Zone District and contains an existing two-family dwelling.
The Zoning Board approved the subdivision of the Property into two separate lots (Proposed Lots 4.01 and 4.02). Applicant was approved to build a single-family residence on Proposed Lot 4.02 and maintain the existing two-family dwelling on Proposed Lot 4.01. The existing two-family dwelling is not a permitted use in the R-2 district and therefore a d(2) use variance was required.
In addition to the d(2) Use variance, the Board approved the following Variances:
Minimum Lot Depth: Required: 100 ft.; Approved: 75.57 ft (Lot 4.02) and 80.89 ft (Lot 4.01);
Minimum Rear Setback: Required: 25 ft; Approved: 8.4 ft (Lot 4.01); and
Minimum Front Setback (William Street): Required: 20 ft.; Approved: 14.4 ft. (Proposed Lot 4.01).
A copy of the Resolution and Application are on file and available for PUBLIC INSPECTION at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, One City Hall Plaza, Rahway, New Jersey, during that Office's normal business hours.
