NOTICE OF TRUSTEE’S SALE
NOTICE IS HEREBY GIVEN that the following described properties will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, at entrance to the IRON COUNTY COURTHOUSE located at 40 N. 100 E., Cedar City, UT on June 25, 2026, at 1:00 p.m., for the purpose of foreclosing on a Revolving Credit Deed of Trust originally executed by Karen Thelin, as Trustor, and State Bank of Southern Utah as Beneficiary. The Revolving Credit Deed of Trust is dated July 29, 2024 and recorded on July 31, 2024, as Entry No. 00821807, Book 1684, Pages 1883, in the official records of the Recorder of Iron County, State of Utah, and includes property more particularly described as follows:

A Substitution of Trustee was recorded on January 26, 2026 as Entry 00843418, Book 1744, Page 1242-1244 and a Notice of Default was recorded on January 26, 2026 as Entry 00843419, Book 1744, Pages 1245-1247 in the official records of the Recorder of Iron County, State of Utah.
The Substitute Trustee has elected to sell or cause to be sold all rights, title and interest of the Trustor in and to the real property described in the aforementioned Revolving Credit Trust Deed in order to satisfy such obligations in favor of the Beneficiary.
Bidders must tender to the Substitute Trustee a deposit of Five Thousand Dollars ($5,000.00), at the time of sale and the balance of the purchase price is due by 12:00 p.m. MST on the first business day following the sale. The deposit is non-refundable and retained as damage if balance is not paid within 24 hours of sale. Both the deposit and the balance must be paid to J. David Westwood, Trustee, in the form of a wire transfer, cashier’s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
The Substitute Trustee shall sell the above property at the time of the sale without warranty, express or implied subject to all encumbrances of record. Anyone having questions or desiring information regarding the property to be sold should contact the undersigned. Hours of office operation: 9:00 a.m. to 5:00 p.m., Monday through Friday, except legal holidays.
