vs.
HOMAYOUN KHAJEHNOURI and MOJGAN KAVOSI, husband and wife; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 2nd day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 23rd day of October, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $43,456.13; Pre-judgment interest -- $0.00; 2026 assessment -- $14,006.64; Late charges -- $2,334.44; Interest accrued on judgment through March 10, 2026 -- $1,889.45; Supplemental attorney fees and costs pending Court approval -- $3,286.11; Less credits or payments applied -- ($0.00); Total judgment balance as of March 10, 2026 -- $64,972.77.
Interest will continue to accrue at the rate of $13.69 per diem from March 11, 2026, plus monthly late charges commencing April 2026. Additional assessments will accrue April 1, 2026 in an amount not less than $2,334.44, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Unit 17G, of Crystal Point Condominium Phase I Amended, according to Declaration of Horizontal Property Regime recorded in 1986-0269896, of Official Records; in Recording No. 1986-0479400, of Official Records and re-recorded in Recording No. 1991-0087036, of Official Records and per Map recorded in Book 302 of Maps, Page 15 and in Book 341 of Maps, Page 38, in the office of the County Recorder of Maricopa County, Arizona. Together with a proportionate interest in and to the Common Areas, as set forth in said Declaration of Horizontal Property.
AKA: 1040 East Osborn Road #1703, Phoenix, Arizona 85014.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 18th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
