NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed April 20, 2026 and entered in Case No. 35-2025-CA-001225-AXXX-01, of the Circuit Court of the 5th Judicial Circuit in and for LAKE County, Florida, wherein LAKEVIEW LOAN SERVICING, LLC is Plaintiff and ALL UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF URS SCHAER, DECEASED; URSULA STEPHENS; ANNAIS PENA; LATOYA BRENDA SMITH, NATURAL GUARDIAN OF CARTER SCHAER, A MINOR; LATOYA BRENDA SMITH, NATURAL GUARDIAN OF ROSELYN SCHAER, A MINOR; BRIANCA SHONICE LEE A/K/A BRIANCA COSME, NATURAL GUARDIAN OF AMIYA EMMA SCHAER, A MINOR; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; CYPRESS OAKS HOMEOWNERS ASSOCIATION, INC; are defendants. COONEY, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash IN THE FIRST FLOOR LOBBY OF THE LAKE COUNTY COURTHOUSE NEAR THE INFORMATION DESK, at 550 WEST MAIN STREET, TAVARES in LAKE County, FLORIDA 32778, at 11:00 A.M., on June 23, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 214, CYPRESS OAKS PHASE II, A REPLAT, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 69, PAGE(S) 7, OF THE PUBLIC RECORDS OF LAKE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
