By virtue and in execution of the Power of Sale contained in a certain mortgage given by Scott Wager to Option One Mortgage Corporation, and now held by Wells Fargo Bank, National Association as Trustee for Option One Mortgage Loan Trust 2006-3, Asset-Backed Certificates, Series 2006-3, said mortgage dated June 2, 2006 and recorded in the Plymouth County Registry of Deeds in Book 32972, Page 226, said mortgage was assigned from Sand Canyon Corporation F/K/A Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2006-3, Asset-Backed Certificates, Series 2006-3 by assignment dated October 22, 2012 and recorded with said Registry of Deeds in Book 42309, Page 162; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 25, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

BEGINNING AT A POINT IN THE WESTERLY SIDE LINE OF FAIRVIEW STREET BEARING NORTH 30 DEGREES 10 MINUTES EAST 121 FEET FROM THE STONE BOUND MARKING THE SOUTH CORNER OF PARK AND FAIRVIEW STREETS AS LAID OUT ON A PLAN OF LOTS MADE FOR EDWARD S. HATHAWAY BY LUTHER DEANE IN 1890, THE SOUTH CORNER OF SAID GRANTORS AND THE EAST CORNER OF SAID GRANTEES;

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
