SPECIAL COMMISSIONER’S NOTICE OF SALE   WHEREAS, on September 23, 2005, Earl D. Clark Jr., a married person and Teresa L. Clark, executed a Deed of Trust to Southern Title Services, Inc., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as Nominee for Irwin Mortgage Corporation, its successors and assigns, which deed of trust is recorded in Deed of Trust Book 6361 at Page 364, re-recorded in Book 6368 at Page 618 and modified in Book 7282 at Page 1568, in the Office of the Chancery Clerk of the First Judicial District of Hinds County, State of Mississippi; and WHEREAS, said Deed of Trust was last sold, assigned and transferred to Lakeview Loan Servicing, LLC, by Assignment recorded January 21, 2021 in Book 7259 at Page 3926 in the Office of the aforesaid Chancery Clerk. WHEREAS, by Default Judgment in Cause No. 25-413, dated January 15, 2026, McCalla Raymer Leibert Pierce, LLP, was appointed Special Commissioner therein, recorded in the Office of the aforesaid Chancery Clerk in Book 7327 at Page 5048; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, the undersigned Special Commissioner will execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and the above referenced Default Judgment for the purpose of raising the sums due thereunder, together with attorney’s fees, Special Commissioner’s fees and expense of sale; NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Special Commissioner in said deed of trust, will on the 18th day of June, 2026, offer for sale at public outcry for cash to the highest bidder and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.) at the North Front Door of the Hinds County, First Judicial District Courthouse located in Jackson, First Judicial District of Hinds County, State of Mississippi, the following described property situated in the First Judicial District of Hinds County, State of Mississippi, to-wit: Lot 10, Block G, Country Club Estates, Part 3, a subdivision according to a map or plat thereof on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 17 at Page 27, reference to which map or plat is hereby made in aid of and as a part of this description.
