By virtue and in execution of the Power of Sale contained in a certain mortgage given by Keith Pedro to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Residential Mortgage Services, Inc., and now held by Freedom Mortgage Corporation, said mortgage dated October 23, 2020 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 13458, Page 264, as affected by a Loan Modification dated July 22, 2025 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 15303, Page 283; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. as Beneficiary, as nominee for Residential Mortgage Services, Inc., its successors and assigns to Freedom Mortgage Corporation by assignment dated September 13, 2022 and recorded with said Registry of Deeds in Book 14466, Page 94 as affected by a confirmatory assignment from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Residential Mortgage Services, Inc., its successors and assigns to Freedom Mortgage Corporation by assignment dated March 7, 2024 and recorded with said Registry of Deeds in Book 14931, Page 270; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 26, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in the Town of Fairhaven, County of Bristol, Commonwealth of Massachusetts, with quitclaim covenants:
Beginning at a point in the north line of Bridge Street distant easterly therein from the easterly line of Park Street sixty-seven and 12/100 (67.12);
thence running northerly ninety-three and 92/100 (93.92) feet to a corner;
thence running easterly seventy-nine and 93/100 (79.93) feet to a corner;
thence running southerly ninety-five and 70/100 (95.70) feet to the north line of Bridge Street; and
thence running westerly in the north line of Bridge Street seventy-nine and 27/100 (79.27) feet to the point of beginning.
Containing 27.72 square rods, more or less.
Together with all tenements, hereditaments and appurtenances thereto.
Subject also to covenants and restrictions set forth in the Land Use Restriction Agreement by the Resolution Trust Corporation as Receiver for Imperial Federal Savings Association (grantor) and Gerald R. Costa (grantee) recorded in the Bristol County Southern District Registry of Deeds in Book 3135, Page 138.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
