PLEASE TAKE NOTICE that on June 16, 2026 at 7:00 p.m. the Planning Board of the Township of Holmdel will hold a hearing on the application of St. Benedict Catholic Church and School. The hearing will be held at the Township of Holmdel, Town Hall, Courtroom, 4 Crawfords Corner Road, Holmdel, New Jersey. The premises which are the subject of this application are located on 165 Bethany Road, Holmdel, New Jersey. Said premises are also known as Block 30.09, Lot 6.01, Holmdel, New Jersey.
The applicant seeks Amended Preliminary and Final Site Plan approval for first and second floor additions to the existing main building, which would allow four (4) new classrooms and/or communal spaces, totaling approximately 15,533 square feet of additional floor area. The project will be built in 2 phases with the change from the original approval revising the Phase I building from 1,700 s.f. to a one-story modular classroom of approximately 2,448 s.f. The proposed addition will enable applicant to expand its capacity by approximately thirty (30) students and three (3) staff members. The applicant requires bulk variances for maximum lot coverage (33.3% proposed whereas 15% is permitted) and minimum parking setback to building (6 feet proposed whereas 20 feet is required). In addition, pre-existing variances are present insofar as minimum front yard setback (58.6 feet is provided whereas 100 feet is required), minimum rear yard setback (83.6 feet is provided whereas 100 feet is required), minimum parking space size (9.2' x 17.8' provided whereas 9' x 18' is required), minimum aisle width (23.7 feet is provided whereas 25 feet is required), less than 2% of all spaces are not 12 feet wide pursuant to Holmdel Ordinance §30-80.E.5, accessory building and/or structure, including parking lot, is located within the front rear and/or side area, and minimum landscape buffer.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Town Hall, 4 Crawfords Corner Road, Holmdel, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney and be given an opportunity to be heard with respect to the aforesaid application.
