TRUSTEE'S NOTICE OF SALE
WHEREAS, on November 3, 2025, Honest Money Investment LLC, executed a Deed of Trust to Jon Mims, Trustee for West Street, LLC, Beneficiary, which Deed of Trust was recorded in the office of the Chancery Clerk of Hinds County, Mississippi (1st Judicial District) in Instrument no. 1933235 at Book 7328, Page 1878; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, West Street, LLC, the legal holder of said indebtedness, having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jon Mims, Trustee in said Deed of Trust, will on the 23rd day of June, 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Front Door of the Hinds County Courthouse (1st Judicial District), located at 407 East Pascagoula Street, Jackson, Mississippi to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:

THIS CONVEYANCE, HOWEVER, IS IN TRUST to secure payment of the
indebtedness evidenced by said Promissory Note and to further secure the performance of all obligations contained in that certain Contract for Deed dated October 30, 2025,
between the same parties and relating to the same Property.
Upon payment in full of all sums due under the Promissory Note and compliance with all obligations under the Contract for Deed, Secured Party shall cause this Deed of Trust to be fully released and reconveyed to Debtor.
This Deed of Trust is made pursuant to that certain Contract for Deed dated October 30, 2025, between the same parties, which outlines the purchase price, deferred interest period, and refinance option terms.
I WILL CONVEY only such title as is vested in me as Trustee.
