The applicant, Paterson Habitat for Humanity, Inc, DBA Passaic Habitat for Humanity (the "Applicant"), proposes to construct a three-story residential condominium building containing three (3) residential units on vacant lots 7 and 8. The first floor proposes one three-bedroom residential condominium unit inclusive of a covered patio, three (3) trash rooms, two internal staircases, and three (3) parking spaces located within the front yard setback. The second and third floors each propose a three-bedroom residential condominium unit, each inclusive of a covered deck. The parcel has a lot area of 4,420 square feet and is located within the RA-2 Zone of the Fourth Ward Redevelopment Plan (the "Plan").
The property to which this application pertains is designated on the Tax Maps of the City of Paterson as Block 3611, Lots 7 and 8 and is also known as 232-234 Summer Street, Paterson, New Jersey 07501. Applicant seeks Preliminary and Final Site Plan Approval and the following "c" bulk variances from the Plan:
1) Insufficient lot area 5,000 square feet is required and 4,420 square feet is provided (existing);
2) Insufficient lot width, as 50 feet is required and 43.8 feet is provided (existing);
3) Exceeding maximum front yard setback, as 10 feet is required and 16 feet is proposed from the second and third floors;
4) Excessive curb cut width, where maximum of 12 feet is permitted and 34.65 feet is proposed.
as well and such variance relief, exceptions, design waivers, permits, interpretations, exceptions, approvals, or licenses from the Plan and/or the Municipal Zoning Ordinance of the City of Paterson that are deemed necessary or appropriate by the applicant or the Planning Board, and/or specified by the Planning Board's consultants, or its professionals and which may arise during the course of the hearing process without further notice.
A special public hearing has been ordered for Wednesday, June 17, 2026 at 7:00 p.m. in the Council Chambers, 3rd Floor, City Hall, 155 Market Street, Paterson, New Jersey. When this matter is called, you may appear either in person, by agent, or attorney, and present any objections you may have to the granting of this application. If you have no objections to this matter you do not have to be present at the meeting.
Maps and documents in support of this application are available for public inspection in the office of the Division of Planning and Zoning, 4th Floor, 125 Ellison Street, Paterson, New Jersey, 07505, 8:30 a.m. to 4:30 p.m., Monday through Friday. This notice is sent to you by the applicant by Order of the Board.
