NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 91 Drake Street, Brockton, Massachusetts 02301
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Drake Street Realty Partners, LLC to James H. Victorine, said Mortgage dated December 30, 2024, and recorded in the Plymouth County Registry of Deeds (“Registry”) in Book 59584 at Page 138, for breach of the conditions in said Mortgage, and for the purpose of foreclosing the same, will be sold at Public Auction on June 25, 2026 @ 11:00 A.M. Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

The land in Brockton, Plymouth County, Massachusetts bounded and described as follows:
A certain parcel of land, with the buildings thereon, situated in the Northwesterly part of said Brockton, bounded:
NORTHERLY by the line between the City of Brockton and the Town of Stoughton, there measuring, one thousand and thirty-two (1032) feet, more or less;
WESTERLY by land now or formerly of the City of Brockton, there measuring four hundred seventy-three and 4/10 (473.4) feet, more or less;
SOUTHERLY by land formerly of Albert L. Doten and now or formerly of the City of Brockton by an irregular line of two (2) courses, there measuring respectively, three hundred fifty-four and 41/100 (354.42) feet, more or less, and then and 56/10 (10.56) feet, more or less;
EASTERLY by said land now or formerly of said City of Brockton, there measuring, one hundred thirty and 02/100 (130.02) feet, more or less; again,
SOUTHERLY by said land now or formerly of said city of Brockton by an irregular line of three (3) courses, there measuring respectively, one hundred forty-three and 22/100 (143.22) feet, more or less, one hundred fifty-seven and 74/100 (157.74) feet, more or less, and one hundred seventy-nine and 52/100 (179.52) feet, more or less; again,
EASTERLY by land now or formerly of said City of Brockton, formerly of Roxanna C. Doten, there measuring, one hundred and thirty-six (136) feet, more or less; again
SOUTHERLY by said land now or formerly of said City of Brockton, formerly of Roxanna C. Doten, there measuring, one hundred and thirty-six (136) feet, more or less; again,
EASTERLY by Drake Street, there measuring, twenty-one and 5/10 (21.5) feet, more or less, and by land formerly of Michael Szymkiewicz and now or formerly of Katherine M. Morrell, there measuring, two hundred seventy-seven and 5110 (277.5) feet, more or less.
Being the same premises conveyed by Deed recorded with the Plymouth County Registry Deeds, Book 59584, Page 133. Being Assessor’s Parcel No. 001-078.
In the event of a discrepancy in the description, the description in the mortgage shall control.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, and assessments, if any, which take precedence over the said mortgage above described.
A deposit of Ten Thousand and 00/100 ($10,000.00) Dollars must be paid by a certified, bank treasurer or cashier’s check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurers or cashier’s check within thirty (30) days after the date of sale.
