NOTICE OF SALE
SUPREME COURT OF THE STATE OF NEW YORK, ORANGE COUNTY, THE BOARD OF MANAGERS OF WHISPERING HILLS CONDOMINIUM IV, ON BEHALF OF ALL UNIT OWNERS, Plaintiff v. VIRGINIA BARINAS and LUIS R. BARINAS, Defendants, Index no. EF005394-2025. Pursuant to a Judgment of Foreclosure and Sale dated May 12, 2026, and entered by the Orange County Clerk on May 19, 2026 (the "Judgment"), I the undersigned Referee in said Judgment named, will sell at public auction to the highest bidder at the Lobby of the Orange County Courthouse, 285 Main Street, Goshen, New York the premises directed by said Judgment to be sold. The premises will be offered for sale, as one parcel, on Friday, July 10, 2026, at 10:00 a.m. The premises therein is described as being in the County of ORANGE and State of New York, and designated as Tax Lot no. 1.-329, Section 128, Lot 1, on the Official Tax Map of the Town of Chester, County of Orange, State of New York and commonly known as 4704 Whispering Hills Drive, Unit 329, Chester, New York 10918. The premises is more particularly described as follows:

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being a part of a condominium in the incorporated Village of Chester, Town of Chester, County of Orange and State of New York, known and designated as Unit No. 329 together with a .775% undivided interest in the common elements of the condominium hereinafter described as the same is defined in the Declaration of Condominium hereinafter referred to, and known as Whispering Hills Condominium IV.
The real property above described is a unit shown on the plans of a condominium prepared and certified by Eustance and Horowitz, P.C., Consulting Engineers, Land Planners and Land Surveyors and filed in the Office of the Clerk of the County of Orange on the 28th day of April, 1989 as Map No. 9467, defined in the Declaration of Whispering Hills Associates under Article 9-B of the New York Real Property Law dated April 18, 1989 and recorded in the Office of the Clerk of the County of Orange on the 28th day of April, 1989 in Liber 3124 of conveyance at page 40 covering the property therein described.
The Premises will be sold subject to the provisions of the filed Judgment Index #EF005394-2025, the Terms of Sale, and an assigned first mortgage held in the principal sum of $195,000.00, with interest thereon and any taxes due and owing at the time of the sale as well as any other judgments properly docketed against the Premises at the time of the sale.
The approximate amount of the Judgment, for the property referred to therein, is $11,935.64, plus interest and costs, as provided in the Judgment. The successful bidder will be required to deposit 10% of the bid by certified or official bank check, unendorsed, made payable to the Referee in accordance with the terms of sale.
