NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
By virtue of Power of Sale contained in the Security Deed from JACKSON DAVID PIERCE, hereinafter Grantor(s), to KEEN AUGUSTA, LLC, dated May 8, 2023, recorded in Deed Book 1885, Page 1781, Richmond County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the original principal amount of $125,000.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, July 7, 2026 the following described property:
ALL THAT LOT or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, City of Augusta, on the south side of Central Avenue, between Druid Park and Laurel Street, having a front on Central Avenue of 36 feet and 3 inches, more or less, extending back between approximately parallel lines 105 feet, more or less, to a northern property line now or formerly of Fannie J. Bohler, bounded on the North by Central Avenue; on the East by property now or formerly of Marie W. Newton; on the South by property now or formerly of Fannie J. Bohler; and on the West by property now or formerly of Mattie S. Harwell.
SAID PROPERTY conveyed subject to any applicable easements, restrictions, covenants and rights-of-way of record in aforesaid Clerk's Office.

Pursuant to O.C.G.A. 44-14-162.2, the entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: KEEN AUGUSTA, LLC, telephone number 202-997-8475. Please understand that the secured creditor is not required by law to negotiate, amend or modify the terms of the mortgage instrument.
To the best of the knowledge and belief of the undersigned, the party in possession of the property is Jackson David Pierce. Said property is known as 1604 Central Avenue, Augusta, GA 30904.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1 which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
