HEARING
VILLAGE OF GRANVILLE BOARD OF ZONING AND BUILDING APPEALS
The Village of Granville Board of Zoning and Building Appeals will hear the following applications at its meeting on Thursday, June 11th, 2026, at 5:30 p.m. in the Village Council Chambers, 141 East Broadway:
Note: The applications listed under Old and New Business are “open to the public” but are "not public hearings.” The only individuals who are permitted to speak at this hearing are those individuals who are the actual “parties” to the matter. The following persons or their attorneys are considered to be parties: the applicant, the owner of the property that is the subject of the application, the owner of property that is adjacent or contiguous to that property that is the subject of the application, and any other person who claims that a direct, present injury or prejudice will occur to a personal property right if the application is approved or denied.
Old Business:
Application #VP-2026-001 (previously tabled), submitted by Dianne McDonald, property owner, for the property located at 428 East College Street. The request is for review and approval of four (4) variances to allow for the construction of a garage addition:
• To increase the maximum permitted lot coverage for the property from twenty percent (20%) to thirty-six-point nine (36.9%) percent,
• To reduce the minimum required setback in the rear from six feet (6’) (previously approved) to four feet (4’),
• To reduce the minimum required setback in the front yard (along Sunrise Street) from thirty feet (30’) to nineteen feet ten inches (19’-10”), and
• To reduce the minimum required setback in the side yard from twelve feet (12’) to ten feet two and one fourth inches (10’-2 ¼”).
The property is zoned Suburban Residential District-B (SRD-B) and is located within the Architectural Review Overlay District (AROD).
New Business:
Application #VP-2026-007, submitted by Ryan Lehberger, Contractor, on behalf of the property owners, Samuel and Samantha Seeds, for the property located at 167 Wildwood Drive. The request is for review and approval of a variance to reduce the required rear yard setback from fifty feet (50’) to forty one feet (41’), to allow for the construction of a second story deck in the rear yard. The property is zoned Suburban Residential District-A (SRD-A).
