CHAPTER 36.1 §3.21
Pursuant to the provisions of Rhode Island General Laws, Title 34, Chapter 36.1 §3.21, the Oakwood Gardens Condominium Association, Inc. has established a lien on the real estate known as Unit 44 of the Oakwood Gardens Condominium, N. Providence, Rhode Island, and shall sell said real estate, for the purpose of satisfying said lien, at Public Auction commencing at 11:00 A.M. on June 30, 2026 at Unit 44, 567 Smithfield Road, N. Providence, Rhode Island. The real estate to be sold is more particularly described as follows:
Unit No. 44 in Building No. II (the “Unit”) in Oakwood Gardens Condominium, a condominium located at 567-569 Smithfield Road, North Providence, RI (the “Condominium”) created by Declaration (the “Declaration”) dated November 25, 1987 and recorded November 27, 1987 at 12:32 PM in Book 172 at Page 792 with the Land Evidence Records of the Town of North Providence, County of Providence, State of Rhode Island, together with the Unit’s said undivided percentage interest in the Common Elements of the Condominium and its membership; voting rights in Oakwood Gardens Condominium Association, Inc. (the “Condominium Association”) as set forth in the Bylaws of said Association; and together with all rights to garage Unit G-3, which is defined as a Limited Common Element in the Declaration and all Amendments thereto.
For title see Deed of Dennis J. Salisbury, Sr. and Janet A. Salisbury to William C. Petteruto and Lora A. Petteruto dated November 17, 2017 and recorded with the Records of Land Evidence of the Town of North Providence in Book 3203, Page 335.
In the event of a typographical error or omission contained in this publication, the description of the real estate contained in said Deed shall control.
A non-refundable deposit payable in cash, by certified check or by bank check in the amount of FIVE THOUSAND DOLLARS ($5,000.00) shall be payable at the Auction. The balance of the purchase price is to be paid to the Association by certified check or by bank check within forty-five (45) days from the date of the Auction. Pursuant to the provisions of RI Gen Laws §34-36.1-3.21(4), as amended, upon expiration of the right of redemption of the First Mortgage Holder, if any, and payment of the balance of the purchase price, an Auctioneer’s Release Deed will be issued to the purchaser. Other terms to be announced at the sale.
