NOTICE OF SALE UNDER POWER
Because of a default in the payment of the indebtedness secured by that certain Security Deed, dated April 14, 2023, executed by 309 Stiles Avenue, LLC to Freedom Partners, LLC, recorded in Deed Book 3074, Page 209, Chatham County, Georgia Deed Records, and securing a Note in the original principal amount of $1,350,000.00, FREEDOM PARTNERS, LLC, the current holder thereof, has declared the entire amount of said indebtedness evidenced by the Note immediately due and payable and, pursuant to the power of sale contained in said Security Deed, will, on the first Tuesday in July, 2026 to-wit: July 7, 2026, during the legal hours of sale, before the Chatham County Courthouse door, sell at public outcry to the highest bidder for cash, the following described real property:
All that certain lot, tract or parcel of land lying situate and being in the First G.M. District, Savannah, Chatham County, Georgia and being known upon a plat of a minor subdivision of Lots 6 through 14, Morrison Ward, and a portion of Lots 11 and 12 Springfield Plantation recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia, in Subdivision Map Book 23-S, page 31, as Lot #1, containing approximately 1.54 acres and being more particularly described as follows:
Commencing at a concrete marker located at the Southwest comer of the intersection of Louisville Road and Stiles Avenue, a 60 foot right-of-way and proceeding thence South 19°53'40" West, a distance of 125 feet to a concrete marker; proceeding thence along a curve with a radius of 276.23 feet a CH distance of 68.99 feet and a CH brg of South 12°42'38" West at a length of 69.21 feet to a point; proceeding thence North 71°19'0" West, a distance of 135.60 feet to a P.K. nail; proceeding thence South 18°44' West, a distance of 93.52 feet to a P.K. nail; proceeding thence North 71°10'0" West, 47.36 feet to a five-eighths (5/8) inch rebar set; thence proceeding North 18°50'0" East, a distance of 162.08 feet to a P.K. nail; proceeding thence North 70°55'21" West, a distance of 241.59 feet to a five-eighths (5/8) inch rebar; proceeding thence North 20°35'47" East a distance of 106.72 feet to a five-eighths (5/8) inch rebar; proceeding thence South 71°10'0" East a distance of 88.50 feet to a five-eighths (5/8) inch rebar; proceeding thence North 20°36'30" East a distance of 18.04 feet to an iron pipe; proceeding thence South 71°6'10" East, a distance of 327.01 feet to a concrete marker, that being the Point of Beginning.
The aforedescribed real property is also known as 309 Stiles Avenue, Savannah, GA 31415 according to the present system of numbering houses in Chatham County, Georgia.
This sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit as to the amount and status of the loan with the holder of the Security Deed, including but not limited to, a determination that the borrower has not reinstated the loan prior to the foreclosure sale.

Said real property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the real property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the extent that said real property is comprised of more than one parcel, said real property will be sold in one or more parcels and in such order as the holder of the Security Deed may determine.
Upon information and belief, said real property is presently in the possession or control of 309 STILES AVENUE, LLC and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said Security Deed and the excess proceeds, if any, will be distributed as provided by law.
