NOTICE OF DECISION
On June 4, 2026, the City of Elizabeth Planning Board (the "Planning Board") adopted a Resolution granting applicant, 908-912 Elizabeth Avenue, LLC (the "Applicant"), Preliminary and Final Site Plan Approval, bulk "c" variance relief, and design waiver relief, for the property located at 914-916 Elizabeth Avenue, Elizabeth, New Jersey, further identified as Block 553 Lot 3 on the Tax Maps of the City of Elizabeth (the "Property" or "Site").
The Planning Board approved construction of a mixed-use building with three residential units (one 1-bedroom apartment, one 2-bedroom apartment and one 3-bedroom apartment) and a small retail space on the lot.
The Planning Board granted relief for the following bulk ("c") variances and design waivers:

Parking Proposed; 20% Required
Minimum On-Site Open Space Required: 146 square ft. Proposed; 600 square ft Required
Minimum Exterior On-Site Open Space: 146 square ft. Proposed; 450 square ft. Required
Minimum Setback from Parking Area to Side Property Line: 0 ft Proposed; 3 ft Required
Minimum Setback from Parking Area to Rear Property Line: 0 ft Proposed; 3 ft Required
Minimum Setback from Parking Area to Adjacent Dwelling: 0.4 ft Proposed; 10 ft Required
Minimum Clearance around Parking Area Columns: 0" Proposed; 18" Required
