CHATHAM COUNTY, GEORGIA
Under and by virtue of the Power of Sale contained in the Georgia Security Deed given by CGNR, LLC, a Florida limited liability company to Paula Massey, dated May 9, 2022, recorded in Deed Book 2801, Page 436, Chatham County, Georgia Records, as modified by that certain Modification of Deed to Secure Debt by and between CGNR, LLC, a Florida limited liability company and Paula Massey, dated June 23, 2025 and recorded on July 2, 2025 in Deed Book 3713, Page 1, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of TWO HUNDRED THOUSAND AND 00/100 DOLLARS ($200,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on the first Tuesday in July, 2026, being July 7, 2026, the following described property:
All those certain lots, tracts, or parcels of land situate, lying and being in the 8th G.M. District, Chatham County, Georgia, being in the Village of Bloomingdale, known as the Western 65 feet of Lots Number 115 and 118; said portions of lots hereby conveyed having a combined frontage of 186 feet, more or less, on North Ash-Street and a frontage of 65 feet, on the Louisville Road, and being bounded as a whole as follows: on the North by the Louisville Road, on the East by remaining portion of Lots Numbers 115 and 118, on the South by a portion of Lot Number 114, and on the West by North Ash Street, as shown and more particularly described on that certain map or plan recorded in Deed Book 7 B's, Page 363 (now historical Map Book 2, Page 107), in the records of the Clerk of Superior Court of Chatham County, Georgia. For a more particular description reference is hereby made to the aforesaid plat, which is specifically incorporated herein and made a part hereof.
AND ALSO: all those certain lots, tracts or parcels of land situate, lying and being in the City of Bloomingdale, Chatham County, Georgia, being known as the Eastern 135 feet of Lots 115 and 118; and the Eastern 5 0 feet of Lot 114, as said lots are shown on a map or plan of said city as recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia. Said property being contiguous and has a combined frontage on US Highway 80 (formerly Louisville Road) of 135 feet and in irregular depth Southwardly; and is bounded on the North by US Highway 80 (formerly Louisville Road) on the East by Lots 113, 116, 117, said city; on the South by Lot 111 and a portion of Lot 114, said city and on the West by portions of Lots 114,115 and118.
Subject to all valid reservations, restrictions, easements, and rights of way of record.
Together with all improvements located thereon.

The debt secured by said Georgia Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Georgia Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Georgia Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given), and the balance, if any, will be distributed as provided by law.
Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will also be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable); the right of redemption of any taxing authority; matters which would be disclosed by an accurate survey or by an inspection of the property; all zoning ordinances; assessments; liens; encumbrances; restrictions; covenants; and any other matters of record superior to said Security Deed first set out above.
Paula Massey is the secured creditor under the Security Deed and loan being foreclosed. Pursuant to O.C.G.A. § 44-14-162.2, the name, address and telephone number of the individual or entity who shall have the full authority to negotiate, amend or modify all terms of the above-described Georgia Security Deed is as follows: Weiner, Shearouse, Weitz, Greenberg & Shawe, LLP, Attn: Stuart Halpern, 14 E. The foregoing notwithstanding, nothing in O.C.G.A. Section 44-14-162.2 shall require the secured creditor to negotiate, amend or modify the terms of the mortgage instrument.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) final confirmation and audit of the status of the loan with the holder of the Georgia Security Deed. Pursuant to O.C.G.A. § 9-13-172.1, which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
Please understand that Paula Massey is not required by law to negotiate, amend, or modify the terms of the mortgage instrument.
To the best knowledge and belief of the undersigned, the party in possession of the property is CGNR, LLC, a Florida limited liability company or tenant or tenants in possession and said property is more commonly known as 501 & 503 US Highway 80, Bloomingdale, Georgia 31322.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) final confirmation and audit of the status of the loan with the holder of the security deed.
