BOROUGH OF MOUNT POCONO, COMMONWEALTH OF PENNSYLVANIA
NOTICE OF PUBLIC HEARING
AND INTENT TO ADOPT ORDINANCE
The Borough of Mount Pocono shall conduct aPublic Hearing at the Mount Pocono Municipal Building, 1361 Pocono Blvd., Mount Pocono, PA 18344, on July 7, 2026 at 5:30 p.m. for the purpose of considering the Adoption of an Amendment to the Mount Pocono Zoning Ordinance pertaining to Data Centers.
The Ordinance is too lengthy for reproduction herein but is summarized as follows:
The Ordinance regulates the location of a Data Storage Center, Data Center equipment, Data Center accessory usage and cryptocurrency mining facilities within the Borough of Mount Pocono. Such facilities are restricted to Industrial Zones in the Borough. There is a minimum lot size of Ten (10) acres.
The uses must have direct access to an arterial, connector or collector road and must also have a secondary emergency access.
There is a one hundred (100’) foot wide buffer from all property lines and a one hundred (100’) foot buffer is also required along the frontage of all streets.
Screen buffers are required around the facility. Screening must be assured by a performance guarantee.
There must be a gated entrance and a minimum eight (8’) foot high black poly coated chain fence around the perimeter of the development.
There will no parking or loading along any public road.
The Applicant must assure adequate radio coverage for emergency responders as determined by the Monroe County Control Center.
There must be evidence of adequate water and sewage disposal services.
An environmental impact assessment must be submitted along with a Storm Water Management Plan.
The Plan must include a description of any critical impact area.
An internet connection agreement with applicable electric service must be provided.
A Emergency Response Plan must be submitted.
A preliminary sound study must be conducted for Data Storage Unit Centers during the Conditional Use process.
Any facility located partly in the Borough of Mount Pocono must comply with the Mount Pocono Ordinance.

Borough Council may vote to Adopt the ordinance at its regularly scheduled meeting to be held on July 7, 2026, at 6 p.m. immediately after public hearing.
