By virtue of a power of sale contained in a certain security deed from CHARLES L BRUNDAGE to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for State Farm Bank, F.S.B., its successors and assigns and recorded in Deed Book 12054, Page 282, Columbia County, Georgia records given to secure a note in the original amount of $110,000.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of COLUMBIA COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in July, 2026, to wit: July 07, 2026, the following described property:
All that tract, lot or parcel of land with improvements thereon, situate, lying and being in the
State of Georgia, County of Columbia, being known and designated as Lot 22, Block "B",
Section IV, of Arrowhead Subdivision, as more particularly shown on a plat of said subdivision
recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia, in Plat
Book 6, Page 26, subsequently transferred to Plat Cabinet "AA", Slide 9 #7. Reference being
hereby made to said plat for a more complete and accurate description as to the metes, bounds
and location of said property.
Said property is conveyed subject to Protective Covenants applicable to said subdivision as the
same appear of record in the aforesaid Clerk's Office in Deed Book 179, Pages 668-674.
Said property is conveyed subject to a 25-foot sight easement which extends along a portion of
the Southern Boundary of said property as more particularly shown on the subdivision plat.
Said property is conveyed subject to a 10-foot drainage and utility easement which extends along
the entire Southern boundary of said property as more particularly shown on the subdivision plat.
Said property is conveyed subject to that certain right-of-way easement, dated July 19, 2017 and
recorded on July 20, 2017 in Deed Book 11013, Pages 86-91.
Said property is conveyed subject to that certain underground easement, dated June 4, 2018 and
recorded June 18, 2018 in Deed Book 11493, Pages 236-239.
Said property is conveyed subject to that certain construction and maintenance easement,
including utilities, dated October 15, 2018 and recorded in Deed Book 11734, Pages 81-84.
Said property is conveyed subject to any and all other easements and restrictions of record.
Being real property commonly known as 4087 FLINTROCK WAY, MARTINEZ, GA 30907.
The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.

The foregoing notwithstanding, nothing in O.C.G.A. § 44-14-162.2 shall be construed to require Freedom Mortgage Corporation to negotiate, amend, or modify the terms of the Security Deed described herein.
