NOTICE PLEASE TAKE NOTICE that upon the application of US Home, LLC d/b/a Lennar (the "Applicant"), the Zoning Board of Adjustment of the Township of Gloucester shall conduct a public hearing on Wednesday, June 24, 2026, commencing at 7:00 P.M., in the Council Room of the Gloucester Township Municipal Complex, 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey 08021, to consider an Application for "d" Variance and "c" Variance Approvals related to the ultimate development of a new residential community on property located along Sicklerville Road (County Route No. 705) and identified as Block 15805, Lot 8 on the official tax maps of Gloucester Township (the "Property"). The Property contains a former golf course and an existing cellular communications tower (the "Cell Tower"). The Applicant proposes to redevelop the Property with a new residential community consisting of 743 new residential units, including single-family homes, townhomes, stacked townhomes, affordable multi-family apartment buildings, and age-restricted single-family homes, along with related site improvements, including but not limited to recreational facilities, landscaping, roads, storm water management facilities, a sanitary sewer pump station, signage (temporary and permanent) and all associated utility infrastructure. The Cell Tower will remain operational in its current location. The Applicant is the contract purchaser of the Property. The Property is currently approximately 154 acres in size and is located in the R-1 Residential Zoning District (the "R-1 Zone"). The proposed single-family homes are permitted principal uses in the R-1 Zone. The other proposed residential uses and the existing operational Cell Tower require the following "d" variances: d(1) / use variances for townhomes, stacked townhomes and multi-family apartments because Section 500-403(B) of the Township Code does not specifically permit townhomes, stacked townhomes and affordable multi-family apartment buildings as principal uses in the R-1 Zone; d(1) / use variance for the continued use of Cell Tower because Section 500-403(B) of the Township Code does not specifically permit telecommunications towers in the R-1 Zone; d(5) / density variance because Section 500-403(E) of the Code permits a maximum density of one (1) unit per acre and the Applicant is proposing a density of 4.82 +/- units per acre. If deemed necessary by the Zoning Board, the Applicant is also requesting "c" or bulk variances for each of the residential units and the Cell Tower as follows: Age-Restricted Single-Family Homes: Minimum Lot Area of 5,775 +/- square feet, where the R-1 Zone requires a Minimum Lot Area of 1 acre, Minimum Lot Frontage of 55 +/- feet, where the R-1 Zone requires a Minimum Lot Frontage of 125 feet, Minimum Lot Depth of 105 +/- feet, where the R-1 Zone requires a Minimum Lot Depth of 200 feet, Maximum Building Coverage of 46%, where the R-1 Zone requires a Maximum Building Coverage of 15%, Maximum Lot Coverage of 60%, where the R-1 Zone requires a Maximum Lot Coverage of 30%, Front Yard Setback of 20 +/- feet, where the R-1 Zone requires a Minimum Front Yard Setback of 50 feet, Side Yard Setback of 7.5 +/- feet, where the R-1 Zone requires a Minimum Side Yard Setback of 25 feet, and a Rear Yard Setback of 20 +/- feet, where the R-1 Zone requires a Minimum Rear Yard Setback of 75 feet.
