vs.
DEREK BLADE and KAYLA BLADE, a marital community, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 10th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS on the 12th day of December, 2022, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Derek and Kayla Blade, as follows:
Judgment in the amount of $26,799.57. This Judgment is broken down as follows: Principal -- $18,541.79; Interest and Late Fees -- $5739.69; Attorneys’ fees -- $2,080.00; Costs of Suit -- $438.09.
For all costs and reasonable attorneys’ fees incurred by Plaintiff after submission of this Judgment for entry by the Court in collecting the amounts listed in this Judgment. Interest on the entire Judgment a at the legal rate of 1.5% per month (18% per year), pursuant to Arizona Revised Statute §32-1182(Q), from the date of this Judgment, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 100, PARK VIEW WEST UNIT 7, according to Book 233 of Maps, Page 41 and Affidavit of Subdivision Name Change recorded in Document No. 83-231705, records of Maricopa County, Arizona.
AKA: 9532 N 70th Dr., Peoria, Arizona 85345.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
