EXECUTION AND ORDER OF SALE

CITRUS POINT COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
ANTHONY J.BECERRA, an unmarried man; THE UNKNOWN HEIRS AND DEVISEES OF ANTHONY J. BECERRA, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 10th day of September, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $8,907.29; Pre-judgment interest -- $135.80; 2025, 2026 assessment -- $1,380.00; Late charges -- $15.00; Interest accrued on judgment through March 27, 2026 -- $293.65; Supplemental attorney fees and costs pending Court approval -- $4,710.40; Amounts Paid to non-lien amounts pursuant to January 26, 2025 Agreement -- $7,705.00; Less credits or payments applied -- ($19,743.00); Total judgment balance as of March 27, 2026 -- $3,404.14.
Interest will continue to accrue at the rate of $0.00 per diem from March 27, 2026, plus monthly late charges commencing April 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $690.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 14, of CITRUS POINT, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 493 of Maps, Page 8, and Affidavits of Correction recorded in Document No 99-457028 and Document No. 99-457029, of Official Records.
AKA: 16910 North Briarwood Drive, Surprise, Arizona 85378.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
