EXECUTION AND ORDER OF SALE

CHEATHAM FARMS MASTER HOMEOWNERS' ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
CERA MURPHY and DOE SPOUSE MURPHY; SECRETARY OF HOUSING AND URBAN DEVELOPMENT, a governmental entity; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 22nd day of January, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $11,558.43; Pre-judgment interest -- $106.24; 2026 assessment -- $863.08; Late charges -- $15.00; Interest accrued on judgment through March 17, 2026 -- $155.93; Supplemental attorney fees and costs pending Court approval -- $2,010.64; Less credits or payments applied -- ($875.00); Total judgment balance as of March 17, 2026 -- $13,834.32.
Interest will continue to accrue at the rate of $2.74 per diem from March 18, 2026, plus quarterly late charges commencing April 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $863.08, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 28, CHEATHAM FARMS UNIT 4 AMENDED, according to Book 586 of Maps, page 1, records of Maricopa County, Arizona.
AKA: 4732 West Allen Street, Laveen, Arizona 85339.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
