In execution of the Deed of Trust in the original principal amount of $410,000.00 dated August 17, 2022 and recorded in Book 14063, Page 0904 as Instrument No.220036983, of the City of Hopewell land records, the appointed Substitute Trustee will offer for sale at public auction at the main entrance of the Hopewell City Circuit Court located at 100 E. Broadway Avenue, Hopewell, VA 23860 on July 6, 2026 at 9:45 AM, the property described in said deed of trust, located at the above address and more particularly described as follows:
All that certain tract or parcel of land, together with the improvements thereon and appurtenances thereto pertaining, lying, situate and being in the City of Hopewell, Virginia, formerly Bland Magisterial District, Prince George County, Virginia, containing 0.83 acres, according to a survey and plat thereof, made by Charles C. Townes & Associates, P.C., dated June 3, 1998, entitled, "PLAT OF 0.83 ACRES OF LAND SITUATED ON CEDAR LEVEL ROAD, HOPEWELL, VIRGINIA, FOR MICHAEL W. EADES", recorded in the Clerk's Office of the Circuit Court of the City of Hopewell, Virginia, in Deed Book 335, page 618 and being further shown and described as Lot 3, Section 1, Cobblestone, on a plat made by Charles C. Townes & Associates, Inc., dated May 20, 1998, entitled, "PLAT OF COBBLESTONE, SECTION ONE, CITY OF HOPEWELL, VIRGINIA", recorded November 18, 1998, in the aforesaid Clerk's Office, in Plat Cabinet 1, page 272, reference to said plats being hereby made for a more particular description of the property.
LESS AND EXCEPT that portion thereof conveyed to the Commonwealth of Virginia by deed dated December 19, 2001, recorded April 9, 2003, as Instrument 030001219.
Subject to all restrictions, rights of way, easements and other conditions contained in deed forming the chain of title to the caption property.

The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier’s or certified check, required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from sale date. Except for Virginia Grantor’s tax, all settlement costs and expenses are purchaser’s responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit by the Substitute Trustee of the conduct of the auction itself as well as the status of the loan secured by the Deed of Trust, including, but not limited to, determining whether prior to sale a bankruptcy was filed, a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
