Premises: 40 Menotomy Road, Plymouth, MA 02360
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Robert H Turner to Santander Bank, N.A., and now held by Santander Bank, N.A., said mortgage dated July 2, 2015 and recorded in the Plymouth County Registry of Deeds in Book 45817, Page 336, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 9, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

Lot 72 shown on a plan in 3 sections (sections A, B and C) entitled "Cedarville Landing, Plymouth, Mass. Scale 1"=40', May 5, 1955, Owned By Louis and Adelina M. Cavicke, surveyed by Northeastern Engineering Associates, Burlington, Mass., Douglas P. Forbes, C.E." recorded in Plan Book 10, Pages 673-689 and 693 as revised by three revised plans of sections A, B, and C of the 1955 plans entitled "Revised Plan of Section "A" (section "B" and section "C"), Cedarville Landing in Plymouth, Mass ., Scale 1"=40', April 7, 1958, Owned by Louis and Adelina M. Cavicke, Surveyed by Northeastern Engineering Associates, Inc., 266 Cambridge Street, Burlington, Mass., Douglas P. Forbes, C.E.," recorded in Plan Book 11, Pages 447, 448 and 449, The said Lot 72 contains 12,920 square feet, more or less, according to the plan recorded in Plan Book 11, Pages 447, 448 and 449.
Being the same premises conveyed to the within grantor by deed of Rockland Trust Company.
Subject to restrictions, reservations, easements, covenants, oil, gas or mineral rights of record, if any.
Being the same premises conveyed to Robert H. Turner and Michelle M. Turner (since deceased), husband and wife as tenants by the entirety from Robert W. Jepson, Trustee of Lafayette Trust under A Declaration of Trust dated August 14, 1986 By Massachusetts Quit Claim Deed Dated 12/17/1991, and Recorded on 12/19/1991, at Book 10649, Page 138, in Plymouth County, MA.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
