NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 4 Gubala Terrace, Taunton, MA 02780
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Garret Szeto and Meaghan Gasbarro to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Quicken Loans, Inc., and now held by Selene Finance, LP, said mortgage dated October 25, 2017 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 24083, Page 330, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Quicken Loans, Inc. to Rocket Mortgage, LLC fka Quicken Loans, LLC by assignment dated July 7, 2022 and recorded with said Registry of Deeds in Book 27986, Page 301; said mortgage was assigned from Rocket Mortgage, LLC fka Quicken Loans, LLC to Selene Finance LP by assignment dated February 28, 2025 and recorded with said Registry of Deeds in Book 29248, Page 110; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 9, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and buildings thereon in said Taunton, County of Bristol, Massachusetts, located northerly from the northerly line of W. Britannia Street, bounded and described as follows:
BEGINNING at the southwesterly corner of the herein described lot of land, said corner being located N. 90° 24' E. 224.80 feet from said West Britannia Street, measuring from the southwesterly corner of other land now or formerly of Frank Gubala, et ux at said West Britannia Street;
thence by land now or formerly of Stephen Martyniak N. 9° 24' E. 100.00 feet to a comer;
thence by other land now or formerly of Gubala S. 80° 36' E. 77.50 feet to a corner;
thence by a right of way over other land now or formerly of Gubala S. 9° 24' W. by 100.00 feet to a corner;
thence by land now or formerly of Stanley Gubala N. 80° 36' W. 77.50 feet to the point of BEGINNING.
Together with a right of way in common with others to pass and repass to West Britannia Street over land now or formerly of Gubala as shown on a plan of land of Frank and Mary Gubala, Brennan and McNamara, Engrs., dated October 1952 and recorded at the Bristol County Registry of Deeds at Plan Book 54, Page 32A.
For title, see deed dated October 25, 2017 and recorded at the Bristol County Northern District Registry of Deeds herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
