NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 76 Decatur Street, Arlington, MA 02474
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Donald J Galluzzo and Elizabeth C Galluzzo to World Savings Bank, FSB, and now held by NewRez LLC d/b/a Shellpoint Mortgage Servicing, said mortgage dated December 8, 2003 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 41609, Page 505, said mortgage was assigned from Wells Fargo Bank, N.A., s/b/m Wells Fargo Bank Southwest, N.A., f/k/a Wachovia Mortgage, FSB, f/k/a World Savings Bank, FSB to NewRez LLC d/b/a Shellpoint Mortgage Servicing by assignment dated October 6, 2025 and recorded with said Registry of Deeds in Book 84702, Page 393; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 14, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the buildings thereon, situated on Decatur Street in Arlington, Middlesex County, Massachusetts, at the junction with North Union Street, being Lot "C" on a "Plan of Land in Arlington, Mass., owned by Margraet Dale, dated June 29, 1920, drawn by J.M.Keane, C.E, and recorded with Middlesex South District Deeds at the end of Record Book 4379 bounded and described as follows:
Beginning at a point at said junction of Decatur Street and North Union Street at the Southeasterly corner of said Lot;
Thence the line runs Southwesterly on North Union Street, ninety-one and 73/100 (91.73) feet to lot lettered "B" on said Plan;
Thence turning and running Northwesterly, eighteen and 86/100 (18.86) feet to lot lettered "A" on said Plan;
Thence turning and running Northeasterly along said lot lettered "A" seventy-seven and 28/100 (77.28) feet to said Decatur Street;
Thence turning and running along said Decatur Street in a Southeasterly direction, fifty-one and 4/100 (51.04) feet to the point of beginning.
Said lot contains by estimation 2,837 square feet.
Said lot is hereby conveyed subject to a right of way three (3) feet in width on Decatur Street and five (5) in width on the rear for the benefit of said Lot A and with the benefits of a like right of way three (3) feet in width on Decatur Street and five (5) feet in width on the rear heretofore reserved to the grantor in said Lot A by deed of Dale to Farese et al, dated August 10, 1920, and recorded with said Deeds, Book 4379, Page 4. Said right of way, as shown on said Plan, is to be used for vehicles and pedestrians to pass and repass as such ways are commonly used.
Said premises are conveyed subject to and with the benefit of easements, reservations, restrictions and rights of way of record so far as the same are now in force and applicable.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
