By virtue and in execution of the Power of Sale contained in a certain mortgage given by Lillian M. Wigfall to Bank of America, N.A., and now held by Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2024-HB2, said mortgage dated September 17, 2010 and recorded in the Norfolk County Registry of Deeds in Book 28060, Page 101, said mortgage was assigned from Bank of America, N.A. to Champion Mortgage Company by assignment dated September 26, 2012 and recorded with said Registry of Deeds in Book 30500, Page 254; said mortgage was assigned from Nationstar Mortgage LLC dba Champion Mortgage Company to Reverse Mortgage Solutions, Inc. by assignment dated April 1, 2016 and recorded with said Registry of Deeds in Book 33981, Page 214; said mortgage was assigned from Reverse Mortgage Solutions, Inc. to Bank of America, N.A. by assignment dated May 4, 2016 and recorded with said Registry of Deeds in Book 34059, Page 61; said mortgage was assigned from Bank of America, N.A. to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2024-HB2 by assignment dated March 12, 2025 and recorded with said Registry of Deeds in Book 42294, Page 545; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 9, 2026 at 04:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land, with the buildings thereon, situated in Randolph, Norfolk County, Massachusetts, being shown as Lot B on plan entitled "Plan of Lots, Randolph, Mass" dated November 28, 1955, by L.W. DeCelle, Surveyors, Inc., recorded with Norfolk Deeds, Book 3441, page 50, bounded and described as follows:
SOUTHERLY by Woodlawn Road, seventy-five (75) feet;
WESTERLY by Lot A, as shown on said plan, one hundred (100) feet;
NORTHERLY by Lot 117, as shown on said plan, seventy-five (75) feet;
EASTERLY by Lot 124 as shown on said plan, one hundred (100) feet;
Containing 7500 Square feet of land.
Reference for title is made to a deed of Albert O. Perron, et ux, recorded with Norfolk Deeds Book 4089, page 184.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated March 10, 1970 and recorded in the Norfolk County Registry of Deeds in Book 4652, Page 42.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
