ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE THAT on the 25th day of June, 2026, at 7:30 p.m. at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey, the Zoning Board of Adjustment of the Borough of Rumson will hold a hearing on the application of Undici Due, LLC, at which time all interested persons will be given an opportunity to be heard.
The location of the premises in question is in the GB Zone as shown on the Borough Tax Map, Block 29, Lot 4 and commonly known as 11 West River Road, Rumson, New Jersey.
The Applicant is seeking permanent approval of outdoor seating in front of the existing restaurant at the subject premises, including eight 30" wide tables (two seats each) on the public sidewalk. The following variances will be required in connection with this application:

Section 22-7.37 Outdoor Café
Outdoor cafes must be located on the subject property and not within any right-of-way, easement or sidewalk. The proposed seating is on the public sidewalk.22-9.2b 6c requires sidewalks abutting a curb to maintain six feet.
The perimeter of an outdoor café, adjacent to a pedestrian way, shall be defined by the setting of a portable-type enclosure. The proposed sidewalk seating does not include an enclosure. An enclosure would further encroach in the sidewalk clearance way.
Section 22-9.2 Improvement Standards
22-9.2a.6.c sidewalks abutting a curb must maintain six feet clearance. The proposed sidewalk tables leave in excess of 4' from the table to the curb.
Applicant shall seek any and all additional variances necessary to accommodate the application as filed, or as revised, as may be required by the Zoning Board of Adjustment and/or its professionals in order to develop the subject property as stated above, and will amend its application on the record accordingly.
A copy of the application and supporting documents are on file at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and can be examined on the Borough website (www.rumsonnj.gov) under the "Government" tab, then selecting "Zoning Board."
All persons interested in this application will be given ample opportunity to be heard at the above.
