NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Delaware County, Indiana, in Cause No. 18C05-2511-MF-000156 wherein U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCF 2 Acquisition Trust was Plaintiff, and Haynes Property Investments LLC, Tyler Hampton Haynes, Occupant(s) of 6226 N Wheeling Ave, Muncie, IN 47304 and FTF Lending, LLC, were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public online sale to the highest bidder, on the 12th day of August, 2026, at the hour of 10:00 a.m. or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Delaware County, Indiana.
The following described real estate together with all improvements thereon, situated in the County of Delaware, State of Indiana, and further described as follows, to-wit: A part of the North Half (N 1/2) of the Northwest Quarter (NW 1/4) of Section Twenty-nine (29), Township Twenty-one (21) North, Range Ten (10) East, more particularly described as follows, to-wit Beginning at the intersection of the North line of the North Half of the Northwest Quarter of Section Twenty-nine (29), Township Twenty-one (21) North, Range Ten (10) East, with the centerline of the Muncie-Wheeling Turnpike; thence Southeasterly on and along the centerline of the said Turnpike Seven hundred sixty-four and forty-seven hundredths (764.47) feet to a point, (said point being Seven hundred (700.0) feet due South of the said North line) which point is the point of beginning for the land herein described; thence continuing Southeasterly on and along the said centerline One hundred forty-nine and twenty-one hundredths (149.21) feet; thence Northeasterly and at right angles to the last described line Ninety-one and twenty-four hundredths (91.24) feet; thence Easterly with a deflection angle to the right Eighteen degrees, Forty-nine minutes, Eleven seconds (18 49' 11") Three hundred twenty-five and six hundredths (325.06) feet; thence Northwesterly with a deflection angle to the left of One hundred eight degrees, Forty-nine minutes, Eleven seconds (108 49' 11") and parallel with the centerline of said Muncie-Wheeling Turnpike Seventy-nine and eighteen hundredths (79.18) feet to a point Seven hundred (700.0) feet due South of the said North line of the said North Half of the Northwest Quarter, thence West parallel with the said North line Four hundred thirty-five and six tenths (435.6) feet to the point of beginning. Estimated to contain .935 of an acre, more or less.
