NOTICE OF SALE UNDER MSCA 89-1-55
WHEREAS, on the 19th day of June, 2024, pursuant to MSCA 89-9-21, et seq, an assessment lien was filed against Ida L. Daniels by the Town & Country Homeowners Association, Inc. in Book 7310 at page 14, Document number 1871442, in the Office of the Chancery Clerk of the First Judicial District of Hinds County, at Jackson, Mississippi; and
WHEREAS, on the 7th day of November, 2024, the lien against Ida L. Daniels was re-filed by the Town & Country Homeowners Association, Inc. against Ida L. Daniels in Book 2 at page 587 , Document number 1896159 in the Office of the Chancery Clerk of the First Judicial District of Hinds County, at Jackson, Mississippi; and
WHEREAS, on the 28th day of May, 2025, the lien against Ida L. Daniels was re-filed by the Town & Country Homeowners Association, Inc. against Ida L. Daniels in Book 2 at page 590, Document no. 1907609 in the Office of the Chancery Clerk of the First Judicial District of Hinds County, at Jackson, Mississippi; and
WHEREAS, on the 12th day of June, 2026, the lien was re-filed by the Town & Country Homeowners Association, Inc. against Ida L. Daniels, and Newline Holdings, LLC in Book 7333 at page 5088, Document no. 1945789 in the Office of the Chancery Clerk of the First Judicial District of Hinds County, at Jackson, Mississippi; and
WHEREAS, the aforesaid lien was for unpaid homeowners fees, assessments and fees, and pursuant to the terms and conditions of the covenants adopted by the Association; and
WHEREAS, default having been made in the terms and conditions of the covenants of said Association and pursuant to MSCA 89-9-21 et seq, and MSCA 89-1-55, et seq, the Association offers the following described real property for sale for the purpose of raising the sums due thereunder together with attorney's fees, and expenses of sale; and
NOW, THEREFORE, I, Donna A. Price, as President of the Town & Country Homeowners Association, Inc. will on the 8th day of July, 2026, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the North main front door of the Hinds County Courthouse at Jackson, Mississippi, the following described property situated and lying in the First Judicial District of Hinds County, Mississippi, to-wit:
Unit G-1, and an undivided interest in the common areas of Town and Country Condominium, according to the plan of condominium of such project, the plats and exhibits attached thereto, as recorded in Condominium Book 1 at page 5; the Supplemental Plan of Condominium No. 1, the plats and exhibits attached thereto, as recorded in Condominium Book 1 at page 233; the Supplemental Plan of Condominium No. 2, the plats and exhibits attached thereto, as recorded in Condominium Book 1 at page 357, as amended thereafter, of record in the Office of the Chancery Clerk of Hinds County, at Jackson, Mississippi, reference to which is hereby made in aid of this description.
I will convey only such title as is vested in me as an authorized representative of Town & Country Homeowners Association, Inc. without warranty whether expressed or implied.
