By virtue and in execution of the Power of Sale contained in a certain mortgage given by Douglas Reis De Souza and Ingrid Roseno Veloso De Souza to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for United Wholesale Mortgage, LLC, and now held by Lakeview Loan Servicing, LLC, said mortgage dated December 16, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71423, Page 34, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for United Wholesale Mortgage, LLC, its successors and assigns to United Wholesale Mortgage, LLC by assignment dated September 22, 2025 and recorded with said Registry of Deeds in Book 72566, Page 361; said mortgage was assigned from United Wholesale Mortgage, LLC to Lakeview Loan Servicing, LLC by assignment dated January 22, 2026 and recorded with said Registry of Deeds in Book 73125, Page 233; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 13, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in West Boylston, Worcester County, Massachusetts, with the buildings thereon situated on the Westerly side of Sterling Street, bounded and described as follows:
BEGINNING at a point in the street line about 1473.44 feet Northerly measure by said street line from a stone bound set herein at or near the intersection of Prescott Street, said point of beginning also being at other land formerly of Evan C. and Mary H. Luce;
THENCE N. 21 1/2° E. by said Sterling Street 134 feet to a point at other land of the grantors; now or formerly;
THENCE N. 80° W. by said other land of the grantors now or formerly and land now or formerly of Leon Goodale 324.72 feet to a point;
THENCE S. 16 1/2° W. by land now or formerly of Raymond Esonis 131 feet, more or less, to a point at other land formerly of Evan C. and Mary H. Luce;
THENCE S. 80° E., by said other land formerly of Evan C. and Ruth H. Luce to the place of beginning.
Being the same premises conveyed to the herein mortgagor by deed recorded with Worcester Registry of Deeds herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
