Baptiste to Mortgage Electronic Registration Systems, Inc., as nominee for Bank of America, N.A., It's successors and assigns, dated May 29, 2014 and recorded with the Norfolk County Registry of Deeds at Book 32278, Page 303 as affected by a Loan Modification recorded on October 19, 2018 in Said Registry of Deeds at Book 36374, Page 165, subsequently assigned to BANK OF AMERICA, N.A. by MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ("MERS") AS NOMINEE FOR BANK OF AMERICA, N.A., ITS SUCCESSORS AND ASSIGNS by assignment recorded in said Norfolk County Registry of Deeds at Book 34986, Page 420, subsequently assigned to SPECIALIZED LOAN SERVICING, LLC, A DELAWARE LIMITED LIABILITY COMPANY, ITS SUCCESSORS AND ASSIGNS by BANK OF AMERICA, N.A. by assignment recorded in said Norfolk County Registry of Deeds at Book 35207, Page 206, subsequently assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST by NewRez LLC FKA Specialized Loan Servicing LLC by assignment recorded in said Norfolk County Registry of Deeds at Book 42582, Page 59 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 1:00 PM on July 7, 2026 at 19 Mill Hill Street, Randolph, MA, all and singular the premises described in said Mortgage, to wit:
The land with the buildings thereon located in Randolph, Norfolk County, Massachusetts situated on the southwesterly side of Mill Hill Street, being shown as Lot 4A on a plan entitled "Plan of Land Lots 2-9 Mill Hill St. Lot 1 Mill St. Randolph, MA." Scale 1"=40’ October 25, 2006 Norman H. Clapp & Assoc. 28 South Main St. #101 Randolph, MA, recorded with the Norfolk County Registry of Deeds in Plan Book 563, Page 38.
Lot 4A contains approximately 12,213 square feet of land, more or less.
The parcel is conveyed together with the right to use the strees and ways as shown on said plan for all purposes for which streets and ways are commonly used in the Town of Randolph in common with others entitled thereto.
The premises is conveyed subject to the following:
Easement given to Mass. Electric Co. and Verizon New England dated December 22, 2005 and recorded with the Norfolk County Registry of Deeds in Book 23312, Page 358 as affected by Amendment dated August 2, 2006 and recorded in Book 24074, Page 361.
Setback line and drain easements as shown on the plans recorded with the Norfolk County Registry of Deeds in Plan Book 560, Page 39 and Plan Book 563, Page 38
Covenant and Agreement recorded with the Norfolk County Registry of Deeds in Book 4710, Page 620.

The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
