MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Leslye A. Balewicz to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns, dated July 13, 2018 and recorded in Plymouth County Registry of Deeds in Book 50059, Page 321 (the “Mortgage”) of which mortgage Onity Mortgage Corporation f/k/a PHH Mortgage Corporation is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns to PHH Mortgage Corporation dated January 20, 2026 and recorded at said Registry of Deeds in Book 60757, Page 99, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 110 Country Road, Hanover, MA 02339 will be sold at a Public Auction at 3:00 PM on July 7, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land described herein is situated in the State of Massachusetts, County of Plymouth, described as follows:
A certain parcel of land, with the buildings thereon, situate in Hanover, Plymouth County, Massachusetts, and being shown as Lot 28 on a plan entitled: "Plan of Roads and Lots at Pondbrook Section II, Hanover, Massachusetts, prepared for Co-Operative Realty Trust, Scale 40 feet to an inch; September 2, 1969, Revised September 30, 1969, and January 20, 1970, Lewis W. Perkins & Sons, Engineers, Hingham, Massachusetts", filed in Plymouth County Registry of Deeds as Plan No. 241 of 1970, Plan Book 15, Page 534, and bounded and described, according to said plan as follows:
Northeasterly: by Country Road, 150.01 feet;
Southeasterly: by Lot 26, 233.65 feet;
Southwesterly: by land of Ralph W. and Muriel E. Anderson, 163.95 feet; and
Northwesterly: by Lot 29, 213.50 feet.
Being the same property conveyed to Joseph S. Balewicz, Jr. and Leslye A. Balewicz, husband and wife, as tenants by the entirety from Broad Construction Corp., in Deed recorded 08/20/1976, in Book 4191, Page 385, in Plymouth Registry of Deeds.
Wherein Joseph S. Balewicz, Jr. departed life on October 18, 2010, as evidenced by Certificate of Death recorded 12/20/2011, in Book 40755, Page 93 and further recorded 10/27/2014, in Book 44875, Page 326, Plymouth County Registry of Deeds, passing title to Leslye A. Balewicz.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
