Old Bridge Township Zoning Board of Adjustment
PLEASE TAKE NOTICE THAT upon the request of ENFRA MCC, LLC, the Old Bridge Township Zoning Board of Adjustment (the "Zoning Board") shall conduct a public hearing at a Special Meeting of the Zoning Board on June 29, 2026, commencing at 7:30 P.M., in the Municipal Court Room of the Municipal Complex, One Old Bridge Plaza, Old Bridge, New Jersey 08857, when it will consider the Applicant's Request for Use Variance Approval, Bulk Variance Approvals, and Preliminary and Final Site Plan Approval for the proposed development and use of proposed long-span carport solar array facilities (the "Solar Facilities") to consist of seventeen (17) carport solar canopies with a 2,800 kW-AC rating, over existing parking areas associated with the Old Bridge Medical Center for the generation of electric power to be used by the Medical Center.
The Old Bridge Medical Center is located in the Hospital (H) Zoning District, on property owned by Hackensack Meridian Health, which is 30 acres in size, has a street address at Hospital Plaza and Ferry Road, and is more specifically known as Block 17000, Lot 28.11 (f/k/a Block 17000, Lots 28.11 and 28.12) on the Official Tax Maps of the Township of Old Bridge (the "Property"). The Old Bridge Township Zoning Ordinance does not specifically permit Solar Facilities and, therefore, the Applicant is seeking Use Variance Approval in addition to Preliminary and Final Site Plan Approval to permit the proposed use.
In addition, if necessary, the Applicant will also request Bulk Variance Approvals to allow: (i) a 75.10 +/- foot Front Yard Setback from the Solar Facilities, where 100 feet is required, (ii) a 25 +/- foot Side Yard Setback, where 100 feet is required, and (iii) a 26.9 +/- Rear Yard Setback, where 100 feet is required.
During the construction of the Solar Facilities project, a temporary parking area will be utilized for the Old Bridge Medical Center on an existing parking area on Block 10259, Lot 9.11 and 18.11, which has a street address of 2237–2303 Highway 9, Old Bridge Township and the Applicant will request any approvals, including Use Variance Approval if necessary, for that temporary parking use. No site modifications or development are needed or proposed for that temporary parking use.
At the public hearing, the Applicant will also request any and all additional waivers, variances, interpretations or exceptions, or other approvals deemed necessary by the Zoning Board to allow the Proposed Use and Development of the Solar Facilities on the Property.
Copies of the application, plans, reports and other documents are on file with the Zoning Board Administrator and available for public inspection during normal business hours at the Municipal Building, 1 Old Bridge Plaza, Old Bridge, NJ 08857.
