SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, 9/17/2003, Eukeyia Posey, an unmarried woman executed a certain deed of trust to Mississippi Valley Title, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Countrywide Home Loans, Inc. which deed of trust is of record in the office of the Chancery Clerk's office of Forrest County, State of Mississippi in Instrument No. 218394 Book 1325 Page 651 and recorded on 9/22/2003; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 3/12/2026 and recorded in Instrument No. 887627 Book 2625 Page 336 the aforesaid Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 8/14/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), Northeast Rear Entrance of the Paul B. Johnson Chancery Building, 641 North Main Street, Hattiesburg, MS 39401 to the highest and best bidder for cash or certified funds the following described property situated in Forrest County, State of Mississippi, to-wit:
All of Lot Four (4) and the East thirteen feet of Lot Five (5) of Block Six (6) of and according to the J. L. MCDANIEL SUBDIVISION of Blocks 4, 5, 12 and 13 of the John Kamper Survey of the City of Hattiesburg, Forrest County, Mississippi, according to the map or plat thereof on file in the office of the Chancery Clerk of Forrest County, Mississippi; together with all improvements thereon and appurtenance thereunto belonging.
Please be advised that the trustee may require entity or trust bidders at this trustee's sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a substituted trustee’s deed will be issued for covered transfers. The Buyer may be required to pay charges associated with the gathering and reporting of information to FinCEN.
