EASTBROOK TOWNHOUSE ASSOCIATION, INC., an Arizona non-profit corporation, Plaintiff(s),
vs.
YURIDIA VALENZUELA and SPOUSE VALENZUELA, wife and husband, UNKNOWN HEIRS AND DEVISEES OF ANY OF THE ABOVE, if deceased; PARTIES IN POSSESSION; FICTITIOUS DEFENDANTS;, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of April, 2026 and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 18th day of February, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $15,881.75; Pre-judgment interest -- $406.98; Late charges -- $171.08; Interest accrued on judgment through March 19, 2026 -- $133.90; Supplemental attorney fees and costs pending Court approval -- $1,979.09; Less credits or payments applied -- ($0.00); Total judgment balance as of March 19, 2026 -- $18,572.80.
Interest will continue to accrue at the rate of $4.61 per diem from March 20, 2026, plus monthly late charges commencing April 2026. Additional assessments will accrue January 1, 2027 in an amount not less than $2,677.20, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 489, EASTBROOK, according to Book 269 of Maps, Page 29, records of Maricopa County, Arizona.
AKA: 2301 E. University Drive #489, Mesa, Arizona 85213.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 9th day of July, 2026 at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
