EXECUTION AND ORDER OF SALE

ZANJERO TRAILS HOMEOWNERS ASSOCIATION, an Arizona nonprofit corporation, Plaintiff(s),
vs.
DINAH ERALINO and MARCO ERALINO, wife and husband; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, if deceased, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 14th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 4th day of August, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Dinah Eralino and Marco Eralino, as follows:
The amount of the Judgment was $8,398.71 plus interest on the unpaid principal balance at the rate of 10.00%, and on the attorneys’ fees and costs at 8.5%, per annum from the date of Judgment; Interest accrues at the rate of $2.11 per day as to the total judgment (principal and the attorneys’ fees and costs). As of March 31, 2026, which represents 239 days since entry of judgment, total interest accrued is $504.29; Post Judgment attorneys’ fees and costs incurred to date total $3,593.95; Unpaid Assessment imposed post Judgment total $700.00 and accrue monthly; Unpaid late fees on assessments incurred post Judgment total $0.00.
Taking into consideration payments made subsequent to the entry of Judgment in the total amount of $0.00 to date, costs to date, accrued interest to date, and further unpaid assessments, the total amount due on that Judgment is $13,196.95, plus accruing interest, assessments, late charges, attorneys’ fees and costs, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
LOT 47, ZANJERO TRAILS PHASE 2 – PARCEL 12 B, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 1282 OF MAPS, PAGE 37 AND CERTIFICATE OF CORRECTION RECORDED JANUARY 26, 2017 AS 2017060411 OF OFFICIAL RECORDS (“Lot 47”).
AKA: 18772 W. Yucatan Dr. Surprise, AZ 85388.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 9th day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
