UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 21st day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 18th day of March, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Juan Chavarria Terran aka Juan Chavarria Terran and Juana Juarez Chavarria, as follows:
TOTAL AMOUNT OF JUDGMENT (Good Through 12/26/2025 -- $215,645.44; INTEREST ACCRUES AT CONTRACT RATE Pursuant to A.R.S. § 44-1201; ATTORNEYS FEES’ TO DATE -- $6,600.00; COSTS TO DATE -- $1,401.19; TOTAL, subject to increase -- $223,646.63, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
LOT 780, DURANGO PARK, IN THE CITY OF AVONDALE, COUNTY OF MARICOPA, STATE OF ARIZONA, ACCORDING TO BOOK 582 OF MAPS, PAGE 45; AFFIDAVIT OF CORRECTION RECORDED IN INSTRUMENT NO. 20020728113; AND AFFIDAVIT OF CORRECTION RECORDED IN INSTRUMENT NO. 2002-0756802, RECORDS OF MARICOPA COUNTY, ARIZONA.
AKA: 2518 S 114th Lane, Avondale, AZ 85323.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 9th day of July, 2026 at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
