The applicant has previously received use and density variance approval. The property is split zoned in the RSCS and C-2 zones. Variances for the lots are required for minimum lot area, minimum lot frontage, minimum lot depth, minimum front yard setback, minimum rear yard setback and total lot coverage, all of which are subsumed in the prior variance approval. The applicant also intends to request at the hearing such density, use, bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
