PLEASE TAKE NOTICE that on July 14, 2026 at 7:30 p.m. the Zoning Board of Adjustment of the Township of Marlboro will hold a hearing on the application of 414 Texas Road, LLC. The hearing will be held at the Municipal Complex, 1979 Township Drive, Marlboro, New Jersey. The premises which are the subject of this application are located at 414 Texas Road, Marlboro, New Jersey and in the Land Conservation District ("LC zone"). Said premises are also known as Block 146, Lot 27 on the official tax map of Marlboro Township.
The applicant is seeking Amended Use Variance with Amended Preliminary and Final Site Plan. The applicant was granted previous approval to construct a flex warehouse/office building. The applicant also received approval to use a portion of the building for a recreation use. The applicant now seeks use variance approval to use a portion of the building for a professional automotive customization and appearance service business. Moreover, a use variance is required as the flex warehouse/office and recreation use are not permitted uses in the LC zone. Applicant also seeks variance approval to install multiple digital façade signs on the front of the building.
The applicant also intends to request at the hearing such density, use, bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Municipal Building, Township of Marlboro, 1979 Township Drive, Marlboro, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
