Please take notice that in accordance with the requirements of the Township of Colts Neck Develpoment Regulations and Zoning Ordinance, you are hereby notified that a Variance Application has been filed by the undersigned with the Cotls Neck Zoning Board of Adjustments, to construct a pool cabana, new inground swimming pool, outdoor kitchen, detached garage, hot tub, walkways and steps. The following Variances are required:
Section 102-84C6: Pool Cabana first floor area of 2,230 sf where 1,200 sf is the maximum permitted.Section 102-84C6: Pool Cabana total floor area of 3,430 sf where 1,800 sf is the maximum permitted.Section 102-84C6: Pool Cabana volume of 34,600 cf where 20,000 sf is the maiximum permitted.Section 107-87: Kitchen/Bar Pavilion; Hot Tub separation of 6' where 20' is the minimum separation distance permitted.Section 102-87: Hot Tub / Deck separation of 6' where 20' is the minimum separation distance permitted.
The premises are located at 6 Country Club Lane, Colts Neck, known as Block 17, Lot 10.13 on the Tax Map, which is within 200 feet of property owned by you. This application is now on the Secretary's Calendar, and a public hearing has been ordered for Thursday, July 16th, 2026 at 7:00 p.m. prevailing time, at 1 Veterans Way, Colts Neck, New Jersey at which time you may appear in person or by agent or attorney, and present any objection which you may have to the granting of this appeal.
The Applicant reserves the right to amend this application at the time of hearing to include any and all other variances, waivers and other relief which may be deemed necessary or appropriate by the Zoning Board. All plans, maps and papers regarding this application are on file in the Planning Department and are available for inspection during normal business hours.
This notice is served upon you by order of the Zoning Board.
