YOU ARE HEREBY SUMMONED AND REQUIRED to serve upon PELLEGRINO AND FELDSTEIN, LLC, plaintiff's attorneys, whose address is 290 Route 46 West, Denville, NJ, an Answer to the Amended Complaint filed in a Civil Action, in which CAMDEN ONE LLC is the plaintiff and JOAN E. WILLIAMS HER HEIRS, ET ALS; are defendants, pending in the Superior Court of New Jersey, Chancery Division, CAMDEN County and bearing Docket No. F-011799-24 within thirty-five (35) days after June 24, 2026 exclusive of such date. If you fail to answer or appear in accordance with Rule 4:4-6, Judgment by Default may be rendered against you for relief demanded in the Amended Complaint. You shall file your Answer and Proof of Service in duplicate with the Clerk of the Superior Court of New Jersey, Hughes Justice Complex - CN 971, Trenton, New Jersey 08625, in accordance with the Rules of Civil Practice and Procedure.

THE ACTION has been instituted for the purpose of foreclosing the following tax sale certificate:
1. A certain tax certificate 21-00084, sold on 10/22/2021, dated 11/1/2021, and was recorded on 4/14/2022 in Mortgage Book 12058 at Page 1652, made by KATHLEEN ANDRESS, Collector of Taxes of LAWNSIDE, and State of New Jersey to EVOLVE BANK AND TRUST and subsequently assigned to FUNDPALITY II, LLC on 9/27/2023 and was recorded on 10/23/2023 in Mortgage Book 12453 at Page 336 and subsequently assigned to plaintiff, CAMDEN ONE LLC on 6/24/2025 and was recorded on 8/8/2025 in Assignment Book 12889 at Page 625. This covers real estate located in LAWNSIDE, County of CAMDEN, and State of New Jersey, known as LOT 1 BLOCK 1208 as shown on the Tax Assessment Map and Tax Map duplicate of LAWNSIDE. and concerns premises commonly known as 122 W EMLEN AVE, LAWNSIDE, New Jersey.
YOU, JOAN E. WILLIAMS HER HEIRS, DEVISEES AND PERSONAL REPRESENTATIVES AND THEIR OR ANY OF THEIR SUCCESSORS IN RIGHT, TITLE AND INTEREST; ANNETTE PERSON, HER HEIRS, DEVISEES AND PERSONAL REPRESENTATIVES AND THEIR OR ANY OF THEIR SUCCESSORS IN RIGHT, TITLE AND INTEREST, INDIVIDUALLY, AS HEIR AND AS EXECUTRIX FOR THE ESTATE OF JOAN E. YOU, PETER VIGLIONE, are made party defendant to the above foreclosure action because on March 4, 2010, a judgment was entered in the Superior Court of New Jersey, Morris County, by State of New Jersey Treasurer, Violent Crimes Comp Board, and Peter Viglione against Andre Williams disclosing a debt in the amount of $375.00. Said judgment was entered as Judgment No. J-061776-2010. Said judgment is subordinate to the Plaintiff's lien.
YOU, VICTORIA WEST, are made party defendant to the above foreclosure action because on March 4, 2010, a judgment was entered in the Superior Court of New Jersey, Morris County, by State of New Jersey Treasurer, Violent Crimes Comp Board, and Victoria West against Andre Williams disclosing a debt in the amount of $560.00. Said judgment was entered as Judgment No. J-061777-2010. Said judgment is subordinate to the Plaintiff's lien.
YOU, AYASMIN TORRES, are made party defendant to the above foreclosure action because on April 19, 2010, a judgment was entered in the Superior Court of New Jersey, Middlesex County, by Ayasmin Torres against Right Direction Special Services Inc and Andre W Williams disclosing a debt in the amount of $10,500.00, plus costs. Said judgment was entered as Judgment No J-107799-2010. Said judgment is subordinate to the Plaintiff's lien.
YOU, CAROLYN WILLIAMS, are made party defendant to the above foreclosure action because on November 2, 2019, a child support judgment was entered in the Superior Court of New Jersey, Hudson County, by Carolyn Williams against Andre Williams. Said judgment was entered as Judgment No J-168676-2019, CS91454314A. Said judgment is subordinate to the Plaintiff's lien.
YOU, MARSHEEMA M. WILLIAMS, are made party defendant to the above foreclosure action because on May 2, 2020, a child support judgment was entered in the Superior Court of New Jersey, Essex County, by Marsheema M Williams against Andre Williams. Said judgment was entered as Judgment No J-192648-2019, CS10130920E. Said judgment is subordinate to the Plaintiff's lien.
YOU, ENCOMPASS INS CO, SUBROGEE CAROLS A., are made party defendant to the above foreclosure action because on September 6, 2011, a judgment was entered in the Superior Court of New Jersey, Bergen County, by Encompass Insurance Co, Subrogee Carlos A against Andrew M Williams disclosing a debt in the amount of $12,592.16, plus costs and interest. Said judgment was entered as Judgment No DJ-251727-2011. Said judgment is subordinate to the Plaintiff's lien.
YOU, KEITH SMITH, are made party defendant to the above foreclosure action because on November 2, 2005, a child support judgment was entered in the Superior Court of New Jersey, Camden County, by Keith Smith against Crystal Smith. Said judgment was entered as Judgment No J-289030-2005, CS01269051A. Said judgment is subordinate to the Plaintiff's lien.
YOU, TARGET NATIONAL BANK, are made party defendant to the above foreclosure action because on July 12, 2006, a judgment was entered in the Superior Court of New Jersey, Camden County, by Target National Bank against Crystal J Smith disclosing a debt in the amount of $2,758.33, plus costs and interest. Said judgment was entered as Judgment No DJ-179632-2006. Said judgment is subordinate to the Plaintiff's lien.
Defendants are hereby provided NOTICE of the right to exercise affirmative defense of surplus equity to this foreclosure action, per Tyler v. Hennepin, 598 U.S. 631 (2023).
A. If the plaintiff's lien is not redeemed, or you do not elect to have this action brought to sheriff's sale, you are at risk to lose your equity in the property.
B. The potential loss of equity in the Property is a valid basis to contest this matter; and
C. You have the right to request a sheriff's sale which would then require any surplus beyond the amount owed to plaintiff to be deposited with the Superior Court Trust Fund.
