NOTICE OF PUBLIC HEARING
RACCOON TOWNSHIP ZONING HEARING
BOARD
The Raccoon Township Zoning Hearing Board will convene for a public hearing on Tuesday, July 7, 2026, beginning at 5:00 P.M., at the Raccoon Township Municipal Building, located at 1234 State Route 18 Aliquippa, Pennsylvania 15001. The purpose of this hearing is to take testimony in consideration of the application made by Richard J. Pierce for a variance request related to the alteration/extension of an existing nonconforming building (single-family dwelling) located at 135 Holt Road, Aliquippa, Pennsylvania 15001, and further identified as Tax Parcel No. 75-004 0123.000. The application proposes to construct an addition onto the rear of the existing single family dwelling, which would extend said dwelling’s side yard setback, noted at 5’, along the lot line shared with the adjacent property at 133 Holt Road. The required side yard setback in the Suburban Residential (R-1) Zoning District, as per §185-19 of the Raccoon Township Code Chapter 185 (Zoning), is twenty feet (20’), thus making this building, in its current location, nonconforming, as defined under §185-6. §185-61 of the same code states that, “a nonconforming building, as defined in this chapter, may be altered or improved provided the work does not make the structure any more nonconforming in any respect, nor extend the degree of dimensional nonconformity in any way.” The work, as proposed, would extend the aforementioned existing noncompliant setback (dimensional nonconformity) and, therefore, the applicant is seeking relief from the Zoning Hearing Board to allow for construction to occur.
