Please be advised that this notice is being provided pursuant to N.J.S.A. 40:55D-12 to inform you that an Application(s) for:
Minor Subdivision Approval with D variance approval for (i) expansion of a non-conforming use where commercial use is existing and not permitted and the commercial use is proposed to remain after the subdivision as well as C variance and design waiver approval for (i) minimum lot size for each newly created lot where 2,500 SF is required and less than 2,500 is proposed, (ii) rear yard setback on lot 32.01 where 25% of the lot depth is required and 0% is proposed (iii) lot coverage on lot 32.01 where 85% coverage is permitted and 100% and any other variance(s), waiver(s) or exception(s) the Board may deem as required, has been filed with the Jersey City Zoning Board of Adjustments for property located at:

The purpose of this application is to: subdivide the existing 2,076 SF lot into two new lots.
Lot 32.01 will maintain the existing mixed-use building and be 25.60 x 39.92 (1,082SF)
Lot 32.02 will be vacant land with dimensions of 26.40 x 39.92 (994SF).
